Our Services

Real Estate, Made Personal

No two moves are the same. Some clients need a clear plan to prepare a home for sale. Some are trying to find the right property in a competitive market. Others are downsizing after decades in one home, moving from Toronto, or trying to understand the potential of a property.

We tailor our approach to the client, the property and the goal.

Selling

Selling well starts before the listing goes live. We help you understand the market, identify what will matter to buyers, decide where preparation will make a difference and build a marketing and pricing strategy around your property.

  • Market analysis and pricing strategy
  • Advice on preparation, repairs, decluttering and presentation
  • Professional photography and property marketing
  • Exposure through Royal LePage, digital channels and our Toronto and Northumberland networks
  • Showing and feedback management
  • Offer strategy and negotiation
  • Guidance from listing through closing

Buying

A good buying process starts with understanding what you actually need, what you can compromise on and what the market is doing. We help clients assess properties carefully, understand value and move confidently when the right opportunity appears.

  • Needs and neighbourhood consultation
  • Property search and local market guidance
  • Private showings
  • Comparable sales and value analysis
  • Offer strategy and negotiation
  • Coordination with mortgage, inspection, legal and other professionals as needed
  • Support through closing

Downsizing and Life Transitions

For many clients, selling a longtime home is about much more than real estate. There may be decades of belongings, family memories, repairs to consider and uncertainty about where to go next.

We help break the process into manageable steps. Where appropriate, we can help connect you with trusted professionals for decluttering, packing, repairs, staging and other practical needs. Our goal is to make the move feel organized and supported, without rushing decisions that matter.

Investment and Property Potential

Joanna’s hands-on experience with renovations, rentals, conversions and multi-family properties adds another perspective when a property has income potential, requires work or could be used differently.

This does not mean every property needs to become an investment. It means we can help clients look beyond finishes and consider layout, improvements, potential uses, resale appeal and the questions worth asking before making a decision.

Avoid promising zoning, renovation feasibility, investment returns or legal use. Refer those questions to the appropriate municipality or professional.
